An independent environmental assessment is performed by a firm that does not also profit from remediation. The investigator's only product is honest data and clear interpretation — not a contracted scope of work for their own crew.

An independent assessment includes visual inspection, moisture diagnostics, thermal imaging, targeted laboratory sampling, written interpretation, and (when warranted) a written remediation protocol. The protocol is then bid by independent contractors of the client's choosing.
